The owners of Tech-Fast Metal Systems, a nation-wide designer and supplier of building systems for self-storage properties, turned to Mountain Construction when considering their own facility. The owners sought to maximize the lease area on this tight site.
Our feasibility study uncovered challenges. Poor soil needed replacement. There were special self-storage zoning requirements, including a conditional use permit, a minimum 2-acre site, and building design needs.
Working closely with city officials, the owners, and Tech-Fast, we prepared land-use applications that obtained approval for conditional use and a number of important variances.
The poor soil issue was turned into a benefit. Rather than replace the soil, a basement level was added, increasing lease space by 33%.
The design staff at Tech-Fast, Mountain, our consultants, and bidder-design subcontractors then developed the detailed drawings necessary for the building permit and construction.
The project was completed under budget despite extra site stabilization measures required by severe inclement weather.
