Getting Involved Early

Many of our projects are design-build, where clients bring us in before the design is finalized.

This early involvement allows us to understand what matters most to the project owner before major decisions are made. Every project has its own priorities, whether that's staying within budget, maximizing square footage, accelerating the schedule, or something entirely different. Understanding those priorities helps guide the project from the start.

Our recommendations are tailored to those priorities. That might mean recommending a different building system, identifying a more cost-effective manufacturer, adjusting the structural design, or suggesting changes that improve value without sacrificing quality.

Looking at the Whole Picture

The earlier we're involved, the more opportunities we have to evaluate options, identify potential challenges, and help owners make informed decisions before construction begins.

Construction is only one part of a project's overall cost. Architecture, engineering, hazardous materials testing, permitting, utility coordination, and other site-related expenses should also be considered during preconstruction. We help clients understand those costs early so they can make informed decisions and avoid unnecessary surprises later.

Our budgeting process is open book. As the design evolves, we update budgets and schedules so clients always know where the project stands. We also identify long-lead items and communicate critical order-by dates to the project owner so we don’t end up with unnecessary delays later on. The purpose of this early coordination is to address potential challenges before construction begins.

Consistent Leadership

Unlike many contractors, our Project Managers handle both estimating and project management. The person helping develop your budget during preconstruction is the same person who manages your project through construction and closeout.

There are no handoffs between departments or new team members getting up to speed midway through the project. The Project Manager assigned to your project understands the decisions made during preconstruction and carries that knowledge through every phase of construction.

From Planning to Completion

The planning, transparency, and collaborative approach established during preconstruction carry through every phase of the project.

When challenges arise, we don't simply present the issue to the owner. We evaluate the options, recommend solutions, and explain the impact on cost and schedule.
